This proposal outlines a structured, low-barrier entry into property investment, primarily targeting affordable

residential units in Johannesburg CBD. The aim: to create consistent monthly returns, grow equity, and

benefit from collective ownership with full transparency and minimal financial risk.


Investment Model

Target Properties:

* Affordable flats in Johannesburg CBD

* Estimated Purchase Price: R300,000 per unit

* Refurbishment & Transfer: R50,000 per unit


Capital Structure:

* Shares priced at R10,000 each

* Target portfolio: 10 properties (initial phase)


Monthly Income Handling:

1. Monthly costs (levies, etc.) are deducted first

2. Remaining profits are distributed monthly to shareholders

3. Transparent invoices for easy tax reporting


Shareholder Guidelines

Fair Share Allocation:

* If more investors are interested than shares available, a rotating priority system will be used to ensure

fairness.

Exiting the Group:

* If you wish to sell your shares, they must be offered to the group first.

* External sales allowed (1 buyer at a time) for simplified management.


Decision-Making and Voting Rights

To ensure fairness while maintaining agility in decision-making, the following voting rule will apply:


* Any group decision may be put to a shareholder vote.

* If 70% or more of the total shareholding votes in favor of a motion, that decision will be implemented.

* Each R10,000 share carries 1 vote.


This voting structure enables democratic input while ensuring the group can act decisively when needed.

My Role & Motivation

This model allows me to grow our collective investment without relying on bank loans, which can be

restrictive at my current stage of life.


Over time, I plan to formally register a managing agency, fully compliant with NAMA (National Association of

Managing Agents). This will enable long-term, efficient property management for the group - built on trust and

professionalism.
